I've always said that you need to follow the big money in real estate. If you watch how the commercial builders and high end real estate buyers are moving, you'll be able to time the market a little bit better...Commercial builders do countless market surveys and research pieces that show trends in the market place, and take calculated risks on when to bring new projects online. Using your realtor to help you purchase new from a builder....how the process works so your realtor can actually help you..

Did you know realtors and new home buiilders have a relationship established in order to allow resale customers to look at new homes with their agent as well? Not many people do...in fact, I've run into it many times where people think realtors can't help them with new builds....this just simply is not the case.

There is a protocol, however, that must be followed. It's called threshold rights. Basically, if you go into a new show home on your own without your realtor present, engage a sales associate who works for a builder, and leave your information behind, you've essentially taken your realtor out of the transaction. The sales associate for the builder now has threshold rights to the sale, and your realtor may have just spent tons of time on you, showing you houses, sending you listings, etc. with no compensation.

The way to avoid this from happening, and to have a realtor working on your side (because, let's face it, a builder's own sales person works for the builder after all) there is really only one thing you  need to remember.....

A realtor can represent you with a builder if they are present and register you as their client when you first visit a showhome for any particular builder, in any particular neighborhood.

Your realtor is there to help you through your entire transaction, and to represent your best interests at all times. By letting them know you are interested in new construction, you can make an appointment to register at the builder's showhomes, and now you have a representative working on your side....not one working for both the you and the builder.

So the next time you see a showhome parade you want to pop into, let your realtor know first, before you go in and engage the sales associate for the builder. It will make things work smoother for everyone involved

There has been a bit of chatter going around the last few weeks about adding incentives to attract more attention to listings...this is after a story broke that a home owner was offering a ridiculous amount of beer to be left behind for the new homeowner. As realtors, we can't offer incentives that aren't offered by our entire brokerage....so in this case if the realtor was offering the incentive, it would have to be offered by every other realtor in the office.
